Regal London has made a strategic investment into Modulous, a London-based construction technology company, cementing its position as one of London’s most ambitious UK real estate developers. Modulous aims to help developers and construction firms build modular housing without capital intensive factories.

Modulous has created an integrated digital and physical product suite of modular technologies that make the whole construction cycle, from feasibility right through to delivery on site, more efficient, cost effective, and transparent. Its software platform generates optimised schemes based on a proprietary Kit of Parts, which is manufactured within the supply chain, removing the need for dedicated factories with the associated capital cost.

Modulous and Regal London will be working closely together to further refine and scale up Modulous’ integrated digital and physical product suite. Regal London has 24 years of practical experience throughout the development process, providing a great opportunity for the real-life implementation of Modulous’ technological expertise and for the two businesses to share learnings and networks.

Regal London’s investment into Modulous accelerates the journey towards a net zero solution for the broader real estate industry and helps to deliver Regal London’s own ambitious sustainability strategy. The end-to-end platform enables 50% time saving on project delivery, 60% reduction in embodied carbon, and 70% reduction in construction waste – ensuring best-in-class sustainability standards as the individual elements are net zero-ready and near zero waste.

Jonathan Seal, CEO of Regal London said:
“Regal London’s investment into Modulous is a really exciting move for us, supporting a truly entrepreneurial business in the real estate market that shares many of our values. The climate emergency is at the forefront of our minds, and rather than waiting for those solutions to come along and carry us forward, we have chosen to make a strategic investment that will get us into the fast lane. We cannot simply sit back and wait for the answers.”

“I am delighted to be joining the Board of Modulous too, it has a brilliant future ahead and I’m looking forward to being able to help with that journey.”

Chris Bone, CEO of Modulous said:
“The synergies between Regal London and Modulous are plentiful, from our agile, innovative outlook to our end-to-end approach to creating the efficient, affordable homes we need. I’m delighted that Regal London have chosen to invest in Modulous, supporting our mission to create an asset-light model for the design and delivery of sustainable homes. I look forward to working closely with Regal London, ensuring that we accelerate our journey to a more sustainable future.”

Regal London’s investment into Modulous builds on the commitments made in its Sustainability Strategy. Regal London is committed to playing its part in tackling the climate crisis, and to delivering better outcomes for the environment and our local communities through creating positive social value. Its sustainability strategy focuses on four areas: transitioning to net zero, investing in innovation, creating biodiverse places and creating opportunities for local people and often marginalised groups.
